I'm Priit Plaado, co-founder of Small Houses OÜ, always appreciating quality, comforts, and privacy. An idea that started with the desire to create a summer home in Kabuna on my home island of Hiiumaa, quickly took a new direction. Priit realized that a luxurious retreat should bring joy to more than just one person. He shared his idea with his good friend Janar Juks, whose enthusiasm and construction knowledge were just what was needed. Thus, the joint venture Small Houses was born, with the first major project being the joint construction of a mini-villa in Kabuna.

This first villa showed great demand, which inspired us to expand – thus, we started manufacturing mirror houses ourselves and created the accommodation business franchise Luxury Resort. 1. Can I buy a mirror villa just for myself, without offering accommodation?
   
   Of course. If you have a plot in the countryside, buy a villa for your vacation. If you have a large yard in the city, place a mini-villa there and host guests or offer it for living to your grown-up child.
   
   

2. What are the conditions for obtaining a franchise?
   
   In general, you need a plot and electricity. We do not easily compromise on the seclusion of the plot, which is one of Luxury Resort's most important conditions. 
   
   

3. What are the advantages of the Luxury Resort franchise over offering accommodation on your own?
   
   

   With the Luxury Resort franchise, you don't need to think about finding clients, our marketing and sales team does that for you. You have no marketing or sales expenses, and you don't have to deal with booking management and customer communication.

   
   

4. If I choose the Luxury Resort franchise, what remains for me to offer in terms of accommodation?
   
   Your task is to organize the cleaning of the villa and prepare it for new guests. The latter means stocking up on hygiene products and food for breakfast.
   
   

5. Is a construction permit required for a Small House mini-villa?
   
   No, a construction permit is not needed; a building notification is sufficient.
   
   

6. How long does it take to build a house?
   
   Our factory can complete a house in 6–12 weeks.
   
   

7. Do you take special requests into account when making a villa?
   
   Yes, we manufacture all products according to the client's wishes. However, if you want a house along with an accommodation franchise, we must maintain a five-star level in everything required by Luxury Resort accommodation.
